Bank Foreclosures:
Today’s market place provides ample opportunities for acquiring properties well below market value. Because of the high number of properties that were acquired by investors in the market place, there are a large number of properties that are fully or partially renovated that have been taken back by a bank through foreclosure. In addition, hard money lenders that were funding loans above the normal 70% Loan to Value threshold, have partially renovated REO’s that can be purchase with large amounts of equity and remaining renovation Budgets intact.
This allows our company to access off market properties that are below market value, and acquire them while forging relationships with various types of lenders as we provide them with a much needed solution.
New Construction:
The New Construction market also provides another revenue stream for us without taking on the debit of the asset. We have a number of builders and developers that we currently work with who are willing to sell their properties well below market value. Although these profit margins aren’t as large as others forms of properties, our ROI will be much higher because we can simply channel that investor who’s looking for a new home as an investment, to these sources.

Evaluation Process:
The strength of our success in the market place is our systematic approach in the evaluation of properties based on our pre-approved criteria.
This process includes neighborhood, street and property evaluations that allow us to create investment profiles for each area. Our predetermined investment profiles allow us to know in real time the potential ARV (After Repair Value), the scope of work being performed in neighboring house, rental comparable, and much more in an instant. Once a property has passed our initial evaluation process, a walk through by our contractors is completed and a work scope and cost analysis is generated giving us a complete and accurate property evaluation allowing us to make real time investing decisions.

Short sales and FSBO’s is one of the greatest property sources in today’s market. Because of our relationship with attorneys and short sale specialist, we have direct access to information on properties before they become available on the market. We also have a short sale specialist on our team to negotiate short sales on behalf of our company.
